We are pleased to announce that an appeal for the conversion of the vacant public house (The Globe) located in Hanslope to create two dwellings, with an additional new-build dwelling erected in the former garden of this public house, has been allowed at appeal by the Inspector. In submitting this appeal, the main concerns to overcome related to the long-term viability of the site, sustainability considerations and amenity concerns.
The Inspector was satisfied with the information provided during the course of the appeal that demonstrated that the public house was not viable now or in the long term despite numerous attempts by the owner and thus the long-term viability of the public house was accepted. The site had been vacant for many years, with the marketing strategy adopted successfully demonstrating that there was no interest from those within the hospitality industry to take this establishment on. Whilst public houses are a key community facility that should be preserved where possible, the lack of interest in this site resulted in its conversion to residential use being the only viable option.
CC Town Planning also successfully argued against the other reasons for refusal that were originally provided by the LPA through this written representation procedure. The Inspector confirmed that a high-quality residential environment would be provided for all future occupants of the development, with matters relating to sustainability being secured via an appropriately worded condition. We want to take this opportunity to wish Clayson Country Homes all the best with this project and look forward to seeing effective use made of this vacant building once the development has been completed.
