CC Town Planning have been successful in obtaining permission for a substantial extension to a former office at a site on Bakewell Street, Coalville.

The project involved the transformation of land to the rear of a former office building through the construction of a new-build extension comprising 9 self-contained apartments in the converted and newly built rear element. The project had to sensitively respond to the tight urban setting and limited available parking, necessitating a carefully considered design approach. Particular emphasis was placed on:

  • Massing and scale appropriate to the immediate context
  • High-quality materials and detailing
  • Efficient use of space to accommodate 9 apartments without creating overdevelopment
  • Justifying reduced parking provision through sustainable location and design

A key challenge was integrating a modern, high-density residential scheme within a historic streetscape. The resulting design is both sympathetic to its surroundings and contemporary in execution, with materials and scale chosen to complement the nearby Victorian buildings while clearly reading as a high-quality modern addition. Despite the site’s constraints, the planning application was granted permission under delegated powers, reflecting the strength of the scheme’s design and planning justification. The Applicant will commence development later this year.
